Two houses on the same street in Mediterra's Verona neighborhood can carry nearly identical price tags, matching square footage, the same lake view off the lanai, and sit thirty feet apart. One of them lets you tee off next month. The other puts you on a list that, by every account from inside the club, runs five years or longer. Nothing on the MLS sheet tells you which house you're looking at. You find out at the membership office, usually after you've already fallen for the kitchen.
That gap is the story the median price can't tell you, and this year it got a lot more expensive to close.
Mediterra works differently than the bundled golf communities scattered across North Naples. In a bundled community, buying the house buys you the golf. At Mediterra, the two are separate transactions entirely. You can close on a $3 million home in the Felicita or Calabria neighborhoods and own nothing more than a house in a gated community with very nice landscaping. Golf, the Beach Club, the Sports Club, all of it runs through The Club at Mediterra, and joining is its own application, its own approval process, and its own fee schedule.
That separation is normal for equity and non-equity clubs across Naples, but it matters more at Mediterra than almost anywhere else in the market, because the golf side has been closed for a decade.
Mediterra's two Tom Fazio courses, the North Course and the South Course, share a hard cap of 450 golf memberships. That number hasn't moved since the courses opened in the early 2000s, and it isn't going to. Full Golf Membership has been at capacity for more than ten years. The standard path in is the Limited Golf category, which is also full, which means new applicants land on a waiting list that has commonly run five years or longer before a Full Golf slot opens up.
Five years is a long time to own a home next to a golf course you can't play whenever you want.
The Mediterra Board approved a new initiation fee schedule that took effect August 1, 2026, and the increases are steep enough to change the math on every resale conversation happening in the community right now.

The Board also approved a 4.75 percent increase in annual dues across every membership category as part of the 2027 operating budget, on top of a joining assessment of $8,750, a food and beverage minimum of $1,200 a year, and an annual capital fee that runs between $3,900 and $4,900 depending on the type of home. None of that shows up in a home's list price. All of it shows up in your first year of ownership.
Here's the part that actually matters for anyone shopping Mediterra right now. Because Full Golf has been closed for so long, the only reliable way to get a Full Golf slot without the multi-year wait is to buy a resale home from a member who is resigning their membership. When that happens, the incoming buyer can step into the resigning member's slot and skip the line entirely.
Not every listing agent flags this clearly, and not every seller's membership is even transferable in the way a buyer assumes. Before the August fee increase, a buyer inheriting a resigning member's Full Golf slot was essentially buying a $250,000 asset at closing for whatever the club charged in transfer costs. After the increase, that same slot is now standing between a buyer and a $350,000 initiation fee, which makes the question of whether a specific house comes with a real, transferable membership worth far more than it was in July.
This is the detail a median price simply cannot carry. Two homes, same street, same price, and a $100,000 difference in what you're actually buying.
If a Mediterra listing mentions golf access, transferable membership, or "immediate golf available," get specifics in writing before you get emotionally attached to the floor plan.
A buyer who asks these questions before writing an offer is negotiating from a position most other buyers in the neighborhood don't have.
Zoom out and the pattern gets clearer. ZIP code 34110, which covers Mediterra along with Talis Park, Kalea Bay, and Collier's Reserve, posted a 55.3 percent jump in sales volume and a 57.8 percent increase in median price to $757,500 as of May 2026, according to NABOR data reported through local market analysis. That's a striking number on its own, but a ZIP code median blends a Kalea Bay high-rise condo with a Mediterra estate on a golf course lot, and it says nothing about which of those homes comes with club access and which one comes with a five-year wait.
Inside Mediterra specifically, active listings in mid-July 2026 carried a median list price around $2,495,000 with an average of $844 per square foot and an average of 155 days on market. That days-on-market figure matters. A home sitting on the market for over five months in a strong seller's market is often signaling something the price alone won't say, and membership status is frequently part of that signal. A home without a transferable membership has to compete on price and finishes alone against a nearly identical home that hands the buyer a shortcut past a multi-year wait.
Buyers focused purely on golf access should also know that both of Mediterra's courses are currently undergoing a full renovation, and the club has a new Sports & Lifestyle Center in development as part of the same push. That's good news for the long-term amenity package. It also means anyone banking on immediate, uninterrupted play this season should confirm current course availability and phasing directly with the club rather than assuming both courses are in full rotation.
None of this changes the fundamentals that make Mediterra one of Collier County's most decorated communities. It has been named Collier County's Community of the Year eleven times in fifteen years, and its 36 holes hold certification as the world's first Audubon International Silver Signature Sanctuary. The Beach Club on the Gulf recently completed its own renovation, and the Piazza at Mediterra remains the social center of a community built on nearly 1,700 acres by London Bay Homes. The lifestyle case for Mediterra hasn't weakened. What's changed is the cost of skipping the line to access all of it.
Does every home in Mediterra come with a golf membership? No. Membership is separate from home ownership, and purchasing a home does not automatically include golf access. Buyers must apply for membership independently, and Full Golf and Limited Golf categories have been at capacity for years.
Is there a way to get a golf membership without waiting five years? The most reliable path is purchasing a resale home from a member who is resigning their membership, which can allow the buyer to step into that member's category without joining the standard waitlist. Confirm the details and any transfer costs directly with the club before making an offer.
Did club fees actually change this year? Yes.
